On this page you can work out the cost of conveyancing for your transaction. The figures shown include an amount for search fees. In most cases we carry out only a local authority search as most properties are general standard residential properties. However, there are cases where other searches such as water, environmental, commons and mining searches are required. These are not featured in the quotation and will be billed additionally. Please be aware that we only charge the actual cost of these searches and do not charge you extra for carrying them out. Some firms carry out all searches all of the time. They may well be wasting their clients money. We carefully consider what is appropriate given the specific circumstances of each individual case.

Why are our fees so much less than other firms?
This is due to the fact that we are in Yorkshire where our overheads are substantially lower than in many other parts of the country. We are also specialist property lawyers and due to the volume of transactions we process we are able to pass the savings on to you.
